What It Is

An asset-based mortgage qualifies you on your assets used as income — no paystub, no tax returns, no employment income required. The lender converts your savings, investments, and retirement into a monthly qualifying figure.

What sets this program apart: it counts 100% of your eligible assets. Many asset-based loans count only a discounted share of what you hold; this one uses the full value of your eligible checking, savings, retirement, and investment accounts.

It fits borrowers whose money is in the bank or the market rather than on a W-2 — a retiree living on savings and investments, or anyone holding substantial liquid assets.

How It Works

The lender takes your eligible assets and converts them into a qualifying income figure — a monthly number used in place of a paystub. What counts, dollar for dollar:

  • Checking, savings, and money market accounts
  • Vested retirement accounts — 100% of the balance
  • The net value of stocks and bonds

You Don't Have to Cash Out Your Assets

This is the part that matters most. Your assets qualify you while they stay invested. On this program, 100% of your retirement funds count toward qualifying without liquidating a single account — so you're not selling investments, and not dealing with what cashing out retirement can trigger at tax time, just to get the loan. You can use an asset-based loan to refinance, including cash-out. It's a new first mortgage, so it can pay off your existing first, wrap in a second lien, and return equity to you in cash — all in one loan.

What It Takes

The real requirement is substantial assets. This isn't a low-documentation shortcut — the assets are documented, sourced, and verified like any other file. Many borrowers who qualify this way could document income or simply pay cash; the point of this path is that they don't have to do either.
